GTM Maintenance are descaling the hot water boilers at 9:30am on Monday 22ndDecember 2014. This will affect the hot water temperature. It is expected to take around 6-7 hours.When you turn on the hot water tap you might find that the water is discoloured. Please ensure that you let the water run until it has cleared.

P O L I C E   A D V I C E   A T  C H R I S T M A S
When Christmas shopping, be aware of how much you are carrying with you. iPods, digital cameras, mobile phones and extra cash to buy presents mean you could be the ideal target for thieves.
When you are out and about at Christmas, don’t leave your bag unattended. Keep your purse safe in an internal pocket, and don’t carry your PIN number with you.
Keep presents out of view – placing presents in plain view of windows will only draw attention to your flat and its contents.
Dispose of boxes and rubbish discreetly. Leaving boxes outside will give away the fact that you have new and valuable items in the flat.
Never leave your keys in the ignition while your vehicle is unattended, even for a few minutes. Thieves will steal cars that have been left with the engine running to defrost the windows.

The clubhouse is available throughout Christmas and New Year for all residents to use every day until 11.30pm. Please tidy up the clubhouse before leaving to ensure it is in a good condition for others to use.

Removal of Trees and Maintaenance Work - Tuesday, December 2, 2014

We are having maintenance work carried out to the trees on the estate at 9am tomorrow (Wednesday).Three trees are being felled to the ground at the rear of block 4. This is due to the trees having Krelzschmaria deusta fungus disease which has caused significant decay at the stem base. These works have been granted by Ealing Council.The work is expected to take around 3/4 days. It will be quite noisy in the areas where the tree surgeon will be working with their vans and equipment.Please take care when walking around the areas where the tree surgeons are working.If you have any concerns please do not hesitate to contact the Estate Office.

 
Central Heating Blocks 1, 2 & 3 - Tuesday, December 2, 2014

There is a drain down the central heating at 9:30am tomorrow. This is to allow GTM Maintenance to trace and clear a blockage in the pipe which is causing a circulation problem on the back section of eight flats.

Central Heating Update - Tuesday, October 28, 2014

The central heating is currently working to the past system (temperature uncontrolled 24/7), as the valve controlled by the weather temperature sensor, flow return sensor and timer has broken. This is being replaced as soon as possible. The heating is being manually controlled during the daytime, especially during this spell of good weather to keep cost to a minimum.

Following up on the notice posted on the boards two weeks ago, to assist understanding of the current central heating policy:

The provision of heating and hot water is the single largest operational cost (25%) at Ealing Village. The communal heating system used to provide heating at a high temperature, regardless of the outside ambient temperature. This was inefficient, expensive and not environmentally responsible. It was not unusual for residents to both have their radiators on and windows open at the same time during unexpected warm spells.

To reduce costs and attempt to become more environmentally friendly, a weather compensator, thermostatic temperature control and a timer have been introduced to the heating system. This should reduce overall running costs and minimise use of natural resources. It means that the daytime central heating temperature is reduced when the ambient temperature rises, as heating is not required in these circumstances. When the temperature drops the heating comes back on, so the central heating is working the hardest during early morning and evening into the night. Late at night the system goes into a warm circulation mode, which means the temperatures are reduced during the small hours, when most people are asleep and resumes full operation when people are getting up. Room heating temperatures in residences are recommended to be between 16C and 21C depending on the room and the occupant.

The radiators in most flats are original 1930s column radiators, which are the responsibility of leaseholders to maintain and flush periodically, or they will fill up with sludge and become non functioning or very inefficient. This type of radiator is the worst at producing heat due to only radiating heat, not convecting it. This means that with the old radiators, you have to be closer to it to get any benefit. Convector radiators use rising air to distribute the heat through a room. The valves also need to be working so that the radiators can be removed and the temperature altered in individual rooms. The valves are the responsibility of the leaseholder to maintain. Radiators need bleeding regularly and some flats report that they bleed theirs every day. This is common with antiquated systems and is a non technical job within the capability of most adults. The flats are poorly insulated, with considerable heat loss through old single glazed windows, old warped and drafty frames, some heat loss through walls and on top floor flats through mansard roofs which have no insulation. The proposed external redecoration programme aims to address these issues, with the benefits of improving residents' comfort and energy efficiency of the buildings. There are considerable challenges when looking at the global heating strategy for Ealing Village due to over-heating and under-heating in each block dependant on the position of a flat.

We will produce a FAQ on heating shortly, as the system raises questions every year with new and old leaseholders and residents.

Tim Arpino, board director, is also leading a review of the heating system and has held discussions with industry experts to identify further enhancements that could made to improve performance of the communal heating. Entry System, Heating, Leave & Clubhouse - Wednesday, September 24, 2014
GATES ENTRY PHONE SYSTEM
Please see below and follow instructions
I would like to remind residents on how to operate the gates entryphone system. When you receive a call from the gate panel, I would like you to ask your visitors if they are driving or are on foot.
To open the vehicle gates if your visitors are driving, you will need to press ' 0 ' on your telephone
handset.
To open the pedestrian gate only if your visitors are on foot, you will need to press ' 2 ' on your telephone handset and ask your guests to push the pedestrian gate open on their right-hand side.
If we all start to use the entryphone system correctly this could help slow down the usage on the vehicle gate and help prevent the motors from burning out.

CENTRAL HEATING
The central heating has now been refilled, please could you check that you radiators and radiator valves are not leaking. The central heating will be switched on 1st October 2014.

Following leaseholder requests for a delay in the refill, the system will be refilled today. Please check for leaks and bleed your radiators. The heating system will be tested in preparation for the normal turn on in October.

Pool Cover - Monday, August 11, 2014

All pool users are strongly encouraged to replace the pool cover following their swim. This helps retain the pool's temperature. In the latter half of the summer the temperature of the water can quickly drop unless everyone takes a minutes to ensure the cover is put back in place. An instruction video can be seen at:

Out of Hours Faults - Monday, August 4, 2014

A general reminder that the out of hours service number for Bruton Street Management is 020 7495 5858. If there are any breakdowns or urgent problems relating to the services at Ealing Village when the Estate Office is closed, please report them on this number, so that they can be correctly attended to.
Matters we have dealt with over recent months include power cuts, heating failures, storm damage and leaks, gate failure and blocked drains.
We are able to get these faults attended to quickly by the relevant service company. As to the gates, the repeated failure of the main gates is being addressed to ensure their reliability is improved.
We request that you report all faults to us the managing agent and not the Directors of Ealing Village Freehold Limited. The Directors are volunteers and it is part of our duties to handle out of hours matters. The Directors do not carry details of the service contractors and we make all necessary arrangements. We can also advise whether the fault has been reported and what response is expected.

Pedestrian Gate Fault - Monday, August 4, 2014
The self-closing hinge to the pedestrian gate at Madeley is broken, possibly as a result of vandalism. It will be repaired over the next few days. In the meantime, please can residents pull the gate into the closed position so it locks and maintains security of the estate. We apologise for any inconvenience. 
Tennis Court Booking - Saturday, July 5, 2014
To avoid disappointment it is possible to reserve the tennis court for hour slots on a booking sheet, which can be found in the clubhouse on the noticeboard next to the kitchen.
The basketball hoop on the tennis court can be used only when the court is not being used for tennis.
 
July News Update - Saturday, July 5, 2014
UNBLOC DRAINAGE ENGINEERS
It has been arranged for Unbloc Drainage Engineers to attend Ealing Village on Tuesday 1st July 2014. This is to allow them to lift all manholes, jet all runs, sub runs and runs to gullies and wash down manholes in all areas of the Estate.
The work is expected to take around five days. It will be quite noisy in the areas where the engineers will be working with their vans and equipment.
Please take care when walking around the areas where the engineers are working.
If you have any concerns please do not hesitate to contact me in the Estate Office.

CENTRAL HEATING
The central heating is going to be drained down on Friday 1st August 2014. This is to allow Leaseholders a chance to repair any broken radiator valves etc in your flat. The central heating will be refilled on Monday 1st September 2014.

ANNUAL LEAVE
Please note that Alan March will be on annual leave from Monday 7th July to Wednesday 16th July 2014. The Estate Office will still be open from 8am – 1pm. Maximising Parking Availability - Friday, July 4, 2014

The Estates Team has been successfully working hard to reduce unauthorised use of Ealing Village as a car park. The aim has been to ensure the limited amount of parking spaces are reserved for legitimate use by residents.
The approach has included:

  • Identifying and speaking to non-residents who drive into and park in the estate during the period when the vehicle gates are open in the morning.
  • Identifying a small number of tenants who have used the estate to store vehicles that are not in regular use.
  • Working with the authorities to identify and remove several abandoned vehicles from the estate.

Residents are also requested to avoid parking at the sides of blocks, in particular between blocks 1, 2 and 3 as this obstructs access by emergency vehicles.

Summer 2014 Progress Report & Open Meeting - Monday, June 23, 2014

We have continued to deliver better services and real improvements at Ealing Village in the first six months of 2014. The estate is well on the way to recovery from the decades of decline. As well as improving day to day services, we’ve progressed seeking the necessary consents to start the Essential Repairs and Maintenance Programme. Reduced Service Charge - 2nd Yearly Demand 2014 - Sunday, June 8, 2014
Service charge demands for payment for the second half of 2014 have been reduced. The average reduction will be in the region of £1,000 each, depending upon the size of your flat and the apportionment in your lease.
The cost saving has been achieved by close scrutiny of tender prices by the board and the professional team leading the Essential Repairs and Maintenance Programme. The evaluation of the tenders for works to the rear staircases indicates that repair of 15 staircases and replacement of one offers the stronger business case over two maintenance cycles (approximately ten years), saving the estate £130,000.

Leaseholders' Update - Friday, May 16, 2014
The open meeting scheduled for next week is being postponed until June. The open meetings are drop-in sessions to provide an opportunity for lessees to meet the directors and discuss any matter regarding the management of and plans for Ealing Village. A new date will be circulated to lessees.

The main project of interest to lessees is the essential repairs and maintenance programme. This is on target to commence at the end of summer 2014, with both the planning application and First Tier Trinunal submission to be made at the end of this month. Other updates:

Revised tenders for works to the rear staircases were sought to ensure that quotes for the same specifications were received (replacement of 16 staircases and replacement of one staircase and repair of the other 15). Ealing Village’s quantity surveyor John Goodman reviewed the tenders, carrying out a value engineering exercise. John advised that repair provides a stronger business case and the staircases can last a further 10-15 years with regular maintenance. This will reduce the cost of the essential repairs and maintenance programme in 2014 by approximately £130,000. All service demands for June 2014 will be reduced.

Only four lessees and six directors attended the fund-raising and finance-generation community brainstorming meeting on 29 April. The team of directors have also researched potential low interest loan opportunities with the GLA and also the London Energy Efficiency Fund; and also short-listed potential grants for projects across the estate. Further information will be provided in future updates.

Offers of assistance are requested from residents who are willing to give a small amount of time to collaborate on community grant applications to Veolia and BAA. Please contact greatplacetolive@ealingvillage.com for further details.

Two directors (Sarah Choudhry and Robin Whittaker) are researching the potential to seek funding for noise mitigation measures from TfL and Crossrail under the Land Compensation Act. In support of this, noise surveys are being conducted at different parts of the estate to establish whether external noise exceeds acceptable levels.

Swimming Pool Safety Alarm Test - Friday, May 16, 2014
The swimming pool safety alarm was tested today at 12pm for 30 seconds. It will also be tested tomorrow at 12pm for 30 seconds. This is to also assist residents with recognising what the alarm sounds like in case of an emergency.

WASHING
Please could I remind all residents of the following:
No washing is allowed to be hung over the balcony walls to be dried or aired.
No washing lines are allowed to be attached to the building to allow washing to be dried.
Washing tier airer of 1 metre tall are allowed to be used on the balconies to dry washing.

Residents are at all times to make sure that the windows are closed and locked before leaving the clubhouse.

Damage & Theft - Clubhouse - Sunday, April 27, 2014
Overnight the music system and amplifiers were stolen from the clubhouse. In addition, an attempt was made to steal the wall mounted television, resulting in significant damage. The crime, which took place between 10.30pm Saturday 26th April 2014 and 10am Sunday 27th April 2014, has been reported to the Police. If anyone has any information regarding this, or saw or heard anything last night, please can they contact the Police on telephone number 101 and also report this to estatemanager@ealingvillgae.com.
The clubhouse is currently closed until Scene of Crime Officers can carry out their investigations. We apologise for the inconvenience
This crime follows the recent theft of bicycles earlier this week. These events can be concerning and upsetting to residents. The board and Bruton Street Management are working with the Police to maximise security and safety. More information will follow shortly.

In recent weeks, the estates management team has delivered the following services around the Village:

-         New fuseboard and cable fitted in the boiler house

-         Picnic tables sanded down and varnished in preparation for the spring and new longer tables introduced to the gardens

In carrying out this work the builders have discovered that some of the windows are in a much worse condition that expected and that green exterior paint is in some places concealing completely corroded window frames

The pool is due to be opened in late April so brave residents can take full advantage of our private lido. Anyone requiring an entry code should download and complete a pool access form and return it to Alan at the estates office.

Please observe Village rules to ensure safety and a pleasant atmosphere for all residents:

-         Enjoy BBQs – and clear away afterwards

-         BBQs only on the lawn; not on balconies or gardens under balconies

-         Please keep music volume down

-         NO GLASS in the pool area – decant drinks into plastic bottles

Hot Water Disruption - Blocks 1 & 2 Only - Thursday, April 3, 2014
The hot water will be turned off at 9.30am on Thursday 3rd April 2014. This is to allow a stopcock to be changed by GTM Maintenance.
The hot water is expected to be off for 3-4 hours.
If you find no water coming out of your taps, please ensure that you turn the taps off again.
 
Hot Water & Heating Disruption - Tuesday, April 1, 2014
The boilers in the plant room will be switched off at 1pm on Wednesday 2nd April 2014. This is to allow EDF Energy to exchange the gas meter.
The hot water will gradually go cold.
The boilers are expected to be turned off for 3-4 hours. 
Hot & Cold Water Disruption in Block 5 - Friday, March 14, 2014
We will be turning off the hot and cold water at 9.30am on Monday 17th March 2014. This is to allow some stopcocks to be changed due to a pipe that is leaking.
The cold water supply will only be turned off to flats 121-128.
The water is expected to be turned off for 3-4 hours.
If you find no water coming out of your taps, please ensure that you turn the taps off again. 
Remedial Works - Water Ingress & Dampness - Wednesday, March 12, 2014
Works to resolve the causes of water ingress and dampness at thirty flats across the estate will be completed by the end of next week. Lessees who have water ingress or damp problems in their flat, which currently are not part of this programme of works, are encouraged to report these to the estate manager by 14th March. This will ensure repair works can be carried out.

Sub-tenants are also requested to firstly report damp and water ingress problems to their landlord.

Discoloured Hot Water - Wednesday, March 5, 2014
GTM Maintenance are descaling the hot water boilers tomorrow morning, this will not affect the hot water supply. It is expected to take around 3-4 hours.
When you turn on the hot water tap you might find that the water is discoloured. Please ensure that you let the water run until it has cleared.

Water Ingress Works Starting - Monday, February 24, 2014
Works to resolve the causes of water ingress and dampness at twenty flats across the estate will commence today. The works will be carried out on external areas by building firm Collins.

Falllen Tree - Block One - Sunday, February 16, 2014
One of the Lime trees at the end of the estate next to Block One and the roundabout collapsed in the storm last night. It damaged a parked vehicle but no one was injured. The tree is currently being removed by the arborculturalists. They report that the tree appears to be very healthy but the abnormal storm and wet ground weakened the tree's ability to withstand the gale.

Electricity, Heating & Hot Water Restored - Monday, January 13, 2014

Work has been ongoing by Southern Electric, through the night and this morning, to identify and repair the faultl. Electricity has been restored. Heating and hot water are now on, so full service should be resumed shortly. Please contact the estates manager or Bruton Street if you are still suffering from any issues.
 
Heating Fault - Saturday, January 11, 2014

This has been rectified and should be functioning correctly. The fault was due to a safety switch tripping. The system will be subject to extra checks to ensure it is running correctly.

We are aware of the lack of heating and hot water. The engineers are on their way and we will make a further announcement during the day when we have more information.

We are sorry for the discomfort caused by this interruption to the services. The aim is to restore the heating as quickly as possible.
