Heating Failure - Monday, December 31, 2012
There has been a loss of heating in several blocks. The heating engineer will be on site this afternoon to investigate the cause. Loss of heating can be caused by a leak in the system, which would require further investigation and repairs. Residents will be kept informed of progress throughout.  
Heating Restored - Monday, December 31, 2012
Heating has been restored to all blocks. The loss of heating was caused by a fault in the heating pump.
 
Gates Repair - Monday, December 31, 2012
Repairs have been carried out today to the Madeley Road pedestrian entrance gates to ensure they close properly.

In addition, the vehicle gates are again operating, although not as smoothly as they ought to, therefore they will be fully serviced following the Bank Holiday weekend. 
Vehicle Gates - Sunday, December 30, 2012
The vehicle gates failed to open properly this morning, therefore they have been manually opened and secured. This has been reported to the contractor and an engineer will visit early next week to repair the gates.  
Vehicle Gates - Tuesday, December 25, 2012

 

The gates on Hanger Lane failed to operate today, therefore have been opened manually. This was reported to the contractor today, who immediately responded to the call, investigated the cause and reported that they will ensure the gates are fully operational following the Bank Holiday.

Heating & Hot Water Outage Friday 21st December - Wednesday, December 19, 2012

 The hot water in Block 2/3 will be switched off on Friday 21st December from 11am to 1pm to enable a leak to be repaired.

Bike Disposal - Monday, December 17, 2012

All bikes that have been collected and stored  by the porters are being disposed of to clear space for some renovations. As such they have been posted on eBay under the name 1932ev. Any proceeds will go towards residents' facilities.

There are 10 bikes for sale, the auction number for the first is 140898386195. Look at  Seller's other auctions for the rest of the bikes. The auctions are only for 24 hours so do not delay in looking.

Window Survey Update - Thursday, December 13, 2012

The independent window survey on Block 2 has been completed, with all flats but two participating. The report is expected to be received and published very shortly

Estate Matters - Saturday, December 1, 2012

The Police attended a community crime prevention event last Saturday at the clubhouse and have subsequently carried out crime prevention reports on several flats. The Police are suggesting improved security measures on some front doors and window locks on rear windows, or inexpensive alarms such a wireless mini window alarm SG60

Home security guides are available in each staricase for residents.

The clubhouse will be closed this weekend from 4pm on Friday to 12pm on Sunday. This includes the games room.

The clubhouse has been booked by an Ealing Village resident for a special private function.

 

In some areas the quality of cleaning fell below the expected standard last week, so following discussions between the Ealing Village team of directors and the contractor it was agreed that Ealing Village will not have to pay for the services last week.

The glass on the street lamp columns has been cleaned to improve illumination and the damaged light on Madeley Road entrance has been repaired.

All staircase lighting is to be checked over the coming few days to ensure each light is working correctly.

Estates maintenance update - Friday, November 30, 2012

The work to install and paint a boiler room safety gate has been competed.

The clubhouse kitchen, including the fridge and freezer, and windows were professionally cleaned today.

Lamp columns, the pool boundary and entrance and other metal work across the estate will be professionally painted, commencing this week.  

The arborculturalist is planning to commence work on trees on 16th December for three days and complete the works after Christmas. The works will remove dangerous branches, fell and replace four deseased trees and lift the canopies of other trees, thus allowing more light into flats and enabling grass to grow again.

Window Survey - Monday, November 26, 2012

A full survey of the windows in block 2 (second block from Ealing Broadway) will take place during November.

The survey is to establish the condition of each window. This needs to be known in advance of the refurbishment of Block 2, which will take place in 2013.
The survey will involve an external and internal inspection of every window by a qualified Chartered Surveyor.
If you live in Block two you will need to contact Rochelle McMurtrie of Johal Regan on 020 8532 2222 to arrange a time for the surveyor to access your flat to carry out the window survey.

Recent Burglaries in Ealing Village - Sunday, November 11, 2012

 We have had reports of a couple of burglaries in the village yesterday. Access was gained to a first floor flat through an open, small bathroom window. Small items were taken and it is likely that ladders or similar were used to facilitate access.

We are told that a second floor flat was also burgled in a similar manner.

Please be aware of strangers or people working on the blocks and please feel free to challenge anyone you feel is suspicious or contact the police with your concerns, but always be aware of your own safety. The police would prefer to be contacted, rather that having to deal with a burglary later.

Estates Maintenance Update - Thursday, November 8, 2012

A team of operatives carried out a number of maintenance tasks to ensure the estate is well maintained, including:

  • Moving the picnic benches into sheltered storage.
  • Clearing away abandoned barbeques.
  • Removing bulky rubbish from various parts of the estate.
  • Unblocking drains.

Clubhouse Roof Update  

A new flat roof has been installed on the clubhouse, using an overlay system. The new flat roof has a 15 year guarantee.

 

Bulb Planting  

Over the next few weeks the gardeners will be planting bulbs throughout the gardens to provide a spring display of flowers.
 
 
 
 
Heating Update - Friday, October 19, 2012

The second team of heating engineers has identifed that the heating pumps were not aligned properly, resulting in the bands shredding and no water being pumped through the blocks. Most heat in the radiators has been as a consequence of gravity, rather than being pumped through the system. The pumps are being repaired this afternoon.

A report published today indicates that homes in the Ealing Broadway area could increase by 25% in value as a consequence of CrossRail.

Heating Update - Thursday, October 18, 2012

Following reports from some flats in blocks 1-4 that the heating is still not working, the heating engineers Lynton attended Ealing Village this afternoon. They advised that the heating return temperature was not coming back as hot as it should be, indicating a pressure fault. As such they re-pressurised the system and the return temperature subsequently increased. However a test of heating levels in a sample of flats revealed that they are still without heating.

In addition, as recommended by the new heating engineers, a new pressurisation unit has also been ordered to replace the very aged one currently in place. 
To eliminate the possibility of further air locks all lessees and tenants are encouraged to regularly bled their radiators.
The additional issue with lack of heating to block five has not been resolved. Further investigations into possible leaks will commence tomorrow. A second heating engineering firm will also visit the estate tomorrow to investigate possible causes for the heating problems.

Winter Storage of Barbeques - Thursday, October 18, 2012

As the summer is now ending it is requested that all BBQs are properly stored during the winter months. Please do not leave or store BBQs on or by the lawn areas, or in any bushes.

Any BBQ’s found on the lawns after 1st November will be removed from the estate.

 

 
Refuse Storage and Collection - Thursday, October 18, 2012

Residents are requested to ensure that their rubbish is placed in strong black refuse sacks and that these are placed in the bins. Refuse sacks left outside attract foxes, which distribute the contents across the estate. This is unsightly and the collection and tidying of this rubbish adds to the costs of running the estate.

Heating - Tuesday, October 9, 2012

Parts of the estate are still experiencing problems with heating levels, or no heating at all. A heating engineer has been on site every day to identify and resolve the issue and also will be on site again today. It is possible that 'sludge' blockages in some pipes maybe causing the problem. This will be investigated and resolved. We apologise for the delay in providing constant heating to all flats. Further updates will be provided throughout the day.

 
Heating Update - Tuesday, October 9, 2012

 Two engineers are currently on site, working in the boiler room to restore full heating to the estate. They are undertaking a clean of the filters, as a result of a build up of sludge in the pipe work. They advise that whilst the outflow is at the correct temperature, the return flow is very low, indicating a loss of heat in the pipe work. 

They believe that by cleaning the filters this will rectify the loss of heating in Block 1 (1-24) and Block 5 (97 to 128) caused by the sludge.

Pool Closure 2012 - Monday, October 1, 2012

 The pool is closing on Wednesday 3rd October for the winter as the weather forecast is that it will get progressively wetter and colder from now on. We are already planning maintenance and improvements to the look of the pool and water quality for the re-opening next year.

 
Open Meeting - Monday, October 1, 2012
The next open meeting for lessees and residents will be on Thursday 4th October from 7pm to 9pm at the clubhouse. This will be an opportunity to meet the directors, discuss any issues you may have regarding the Ealing Village estate and also find out how to get more involved. Everyone is welcome.
 
COMMUNAL HEATING SYSTEM - Sunday, September 30, 2012
Crabtree have written to residents write to advise that the heating system is due to be re-activated on Monday 1st October 2012. 

Notice of the shut offs will be provided via the website (www.ealingvillage.com) or via Ealing Village’s twitter account (http://twitter.com/EalingVillage

The heating system will be de-activated again on 1st May 2013, for the summer season.

Please note that radiators will need bleeding, probably several times, due to the drain-downs that have occurred during the summer, to gain maximum output from them.
 
Lawns - Sunday, September 30, 2012

The Ealing Village lawns have been scarified. Initially this gives the lawns an uneven appearance. Scarification removes moss and dead grass, thus enabling new grass to grow. It is an essential part of lawn management. The aim of scarifying is to produce a healthy, vertical growth of desirable grasses, to improve the turf surface and appearance.

If you have a problem with cockroaches please contact the managing agent Crabtree, who will arrange treatment by a specialist pest control company.

Sub-tenants do not need permission of their landlord (lessee) as this service is already funded from the service charge.
Cockroaches are nocturnal and live in large groups, so residents  may be unaware of an infestation. If one cockroach is seen, it is almost certain there will be many more.
The female lays her eggs in a case, which can contain up to 50 eggs depending on the species. Consequently, arranging a pest control visit is important to avoid a wider infestation.

To avoid an infestation, cockroaches must be deprived of food, water and shelter:

· Wash up promptly and food should be stored in sealed containers.

· Keep surfaces clean and clear of debris.

· Promptly arrange for any internal leaks to be fixed.

· Keep rubbish in lidded containers.

· Remove clutter where cockroaches might live and repair any holes and cracks in your flat.

· Remove loose paint and wallpaper.

Garage Painting - Thursday, September 20, 2012

Ealing Village has recently tendered for the re-decoration of all garage doors, architraves and surrounding woodwork to ensure they are maintained to a high standard.  

These works will cost £109.00 per garage. This will be added to the ground rent account for privately owned garages. 

This work is due to be undertaken by an Ealing based firm, commencing on 27th September 2012. Works are scheduled to last for several weeks. Keys for all garages are held by Crabtree and the intention is to pass these onto the decorators in batches to ensure the doors and surrounds can be properly painted.

Safety Improvements - Thursday, September 20, 2012

A number of minor repairs have taken place across the estate this week to ensure the safety of residents and visitors. These include removing and filling in the remains of a road sign in the footway close to the southern lodge house, replacing panels of the fencing around the eastern side of the pool and replacing a damaged manhole cover behind block four.

Gardening Services Update - Thursday, August 23, 2012

Following a competitive tendering process west London based Lily Garden Services have been awarded the contract to maintain the gardens of Ealing Village.

In recent weeks the lawns have not been cut to the standard we expect, therefore payment for the last visit by the previous contractors will not be made.

In areas the lawns have deteriorated due to sunken or collapsed utility services, poor quality repairs and receding in shade under the low canopy of trees.  The Ealing Village team of directors will be working closely with Lily Garden Services to ensure that the gardens improve across the entire estate and look stunning in time for Ealing Village's 80th Birthday in 2013.

 

 
Estates Cleaning - Saturday, August 18, 2012

In addition to the routine programme of cleaning and estates maintenance, a team of contractors worked on various parts of the estate at the end of last week to ensure high standards are maintained. This included clearing the Madeley Road entrance and the tennis court, painting leaf shield boards at the pool and polishing entrance handles. In addition, damaged picnic tables have been identified and where possible these will be repaired. 


Further work needs to place to ensure residue from brass polishing is always fully removed and spillages cleared; and that all staircases are fully cleaned.

 The Olympic closing ceremony 'A Symphony of British Music' will be shown live at the clubhouse from 7.30pm on Sunday 12th August.

Warning of Pot Hole Behind Block 5 - Wednesday, August 8, 2012

A relatively large pot-hole has appeared in the road surface behind block five. The initial investigation suggests a larger hole under the surface, which maybe connected with the adjacent drains. A full investigation is being carried out. This small area of the road has been coned-off until remedial works can be carried out.

Pool Maintenance - Thursday, July 19, 2012

There have been difficulties with the pool maintenance this year, some due to the early opening to beat the drought order. The sand in the filters has now been changed and some attempt has been made to stop leaf litter entering the pool and clogging the filters. The new boarding around the pool is not to the standard expected and will be remedied shortly. The sand change is already having a marked effect on the clarity, and close monitoring should have the pool back in great condition shortly.

The pool has been re-opened. The water is back in balance and the filter issue should now be solved. The water is clearing well, although still a little green, this will be gone within the next 24 hours or so. Testing has been completed and the water is safe to swim in.

 The pool has turned cloudy due to a problem with the filters. The Pool Maintenance team are coming out tomorrow to sort out the issues and hopefully the pool should be back in operation tomorrow evening.

 
Swimming Pool Cleaning - Saturday, June 30, 2012

In recent weeks the cleaning of the pool and the pool dry area has not reached the required standard. Consequently the contractor has been replaced and from Monday the pool will be cleaned and tidied by Ealing Village's regular cleaner. The Ealing Village service charge has been credited by the supplier with 75% of the cost of pool cleaning for the whole of June due to the fall in level of service. 

 
Front Gates - Sunday, June 24, 2012
We are consulting residents and lessees on whether the vehicle gates should be closed during inter-peak hours (10am to 4pm) on weekdays and all times at weekends, in addition to 7pm-7am on weekdays. The pedestrian gates would also be on coded entry. 

The Police advise that these changes could contribute to improving security at Ealing Village. The proposed change includes keeping the vehicle gates open at peak times Monday to Friday, which has the additional benefit of providing ‘resting time’ for the gate’s motors.

New Cycle Parking for Ealing Village - Saturday, June 23, 2012

Ealing Village now has three cycle stores: one in the former air raid shelter in front of block 1 and two new covered shelters, one behind block 5 and one adjacent to the air raid shelter.

A key to the lockable shelter is available from Tom Lloyd at Crabtree on 020 7963 8686 or tom.lloyd@crabtreeproperty.co.uk.

The new cycle parking was made possible with a grant for £4,000 from Ealing Council, following a successful application by EVL.

Please do not store cycles in the staircases, or carry them into their flats via the front staircases. In addition, cycles in the locked shelter have been labelled to identify abandoned cycles. If you have a cycle in this store please remove the label before 7th July. Remaining labelled cycles will be removed.

Hot Water Outage - Friday, June 15, 2012

The hot water was turned off to drain down and flush the boilers, due to the recent cloudy water. The engineer says hot water should be back on about midday today.

 
Rear Gate & Lighting - Tuesday, June 12, 2012

 

Some of you may have noticed that the rear gate has been playing up over the past week of heavy rain. The fuse box, trip switch has been tripping and turning off the electricity to the lights and gate. A thorough examination has taken place and it was found that the initial installation of the wiring and the lighting was poor; this has then been exacerbated by little maintenance of the actual lighting and wiring over the years.

Consequently, one side of lights in the alleyway, where the problems were that caused the fuse to trip, will not be currently working until the wiring and lights are replaced, . As the lighting will need replacing, residents are invited to submit any suggestions though the yourviews@ealingvillage.com over the next few days. Cost, longevity and anti-vandal proofing are the main considerations. This is intended to be worked on quickly so that all the lights are working again. The rear gate is now fully functional at this time.

 
Porter/Caretaker - Contract Changed - Monday, June 4, 2012
On Friday 1 June, the contract for the portering & caretaking  services  of Michael Markwell was terminated.  The portering and caretaking services are now being provided by CSCS. There will be no loss of service or increase in cost due to this change.

Lawns Update - Tuesday, May 22, 2012

Contractors have now been instructed to complete this task tomorrow, Wednesday 23 May. The Village mower is still broken and waiting for a part. Other options are being explored so this does not re-occur. Thank you for your patience.

 
Lawns update - Thursday, May 17, 2012

The managing agent Crabtree has informed us that the lawns will be cut by 21st May. The break in regular grass cuttting was due to a combination of poor weather and a broken mower. However, the length of delay was unacceptable and will be ensuring that it is not repeated. 

 
Swimming Pool and clubhouse update - Thursday, May 17, 2012

 The swimming pool has been re-opened.

The clubhouse refurbishment has been delayed by several leaks, which are being investigated and repaired. 

 
Swimming Pool - Solar Cover Operational - Thursday, May 3, 2012

 The solar cover is now operational. After using, please re-cover the pool to maximise the benefits. We are aware a couple of poppers securing the float to the cover have come away, new ones have been ordered.

 
2012 Heating Switch Off - Monday, April 30, 2012

 The heating for Ealing Village will be turned off for Tuesday 1 May 2012 as in the leases. Please note that the system will not be drained down, so as to try and reduce corrosion. The hot water will not be affected. 

 
Pool Open - Monday, April 30, 2012

The cover has now been retracted and the pool is open as of this announcement. There will still be some work to clear the leaves and dirt from the water due the recent rain and winds but the microbiological tests show that the water is safe to use. The pool cleaning is underway and will take a couple of weeks before the bottom of pool is crystal clear again. The batteries for the cover are currently charging so do not attempt use the cover at present.

 
Community Painting Days - Friday, April 27, 2012

Volunteers are needed to help repaint the interior of the clubhouse over the Bank Holiday weekend. The Community Painting Days take place on Saturday 5th May and Sunday 6th May from 10am to 4pm. Everyone is welcome to help out anytime on these two days. The Lottery-funded clubhouse middle room refurbishment will be completed by the end of May.

The pool is now open. Access is by use of your code together with the gate key (same key as clubhouse key).  If you do not have a code then complete the form on the pool page and drop of at flat 127. It will take a couple of days for the code to be programmed. You will not receive confirmation as you pick your own code number. Those people who do not have gates keys, please contact Crabtree through the maintenance request form on their website. There will be a charge for replacement keys as they are high security and have to be ordered.

Remember  - NO GLASS - Please challenge anyone who you think may have glass in the pool area. If there is any broken glass then the pool area will be closed and the pool will have to be drained. It cannot be refilled by mains water while the drought order is in force.

Please try to replace the pool cover when the pool is not in use, it will help reduce evaporation.

 
New Net In Tennis Court - Friday, April 20, 2012
The tennis court has had a new net fitted. There is still some continuing minor work to complete on the surface, gate and fences but it is and is open for use now.

Surveyors start work on restoration - Monday, April 16, 2012

Surveyors from our consultant, Hunter Price, are inspecting Block 2 in order to plan the first stage of the restoration works. As the plan and the budget develop we will keep you informed through the website, email alerts, newsletters and open meetings.

 
Swimming pool opening early! - Monday, April 16, 2012

The swimming pool will open early this year on 20 April. While we were able to beat the hosepipe ban, which would have kept the pool shut, there was not time to repaint it and the fountain. Water quality tests have been carried out in preparation. Please use your code and key to enter the pool area. For a reminder of your code please contact Matt Aarons at the open meeting or email mattaarons@hotmail.com. To register your code please download the Pool Operating Procedures and return the Pool Access Form to Flat 127 or register at the 19th April open session.

Ealing Village quarterly open meeting - 19th April - Sunday, April 15, 2012

Don't forget the first of the Ealing Village quarterly open meetings, which takes place on Thursday 19th April between 7pm and 9pm. This will be an informal drop in session, so you can arrive anytime that is convenient for you. It will be an opportunity to meet the Ealing Village Team of directors and discuss any issue regarding Ealing Village. Everyone is welcome.

 
The forthcoming major works are a primary concern for many residents. Hunter Price, who are the chosen consultants for the major works, are in the process of carrying out inspections into block two. Please be aware that, as their investigation are still ongoing, by the time of the meeting, we, unfortunately, will have only limited information on their findings.  We will endeavor to have as much information as possible and will keep you updated including a more thorough overview by the end of May.

Recycling day is Tuesday - Thursday, April 12, 2012

We are trialling door-to-door recycling collection. Please leave your recycling outside your kitchen door, ready for collection by the porter on Tuesdays. The council will then collect on Wednesday and your recycling bins will be put back at your kitchen door by Thursday.  No need for residents to take the recycling down the stairs themselves! The new service was negotiated by the EV team at no extra cost.

 
Cycle Parking Update - Thursday, April 12, 2012

Ealing Council has approved a planning application to install two new cycle shelters at Ealing Village. 

Earlier this year the Ealing Village Team made a successful application to Ealing Council for a £4000 grant towards the cost of new cycle parking. The type of shelter can be seen at: http://cycle-works.com/product/solent-open-access-shelter/. One of the shelters will be installed adjacent to the bin store behind block 5 and the other shelter will be installed adjacent to the existing cycle parking in front of block one. Installation is planned to take place in May and residents will be kept informed of progress.

Clubhouse Refurbishment Update - Thursday, April 12, 2012

The refurbishment of the clubhouse middle room continues to make good progress. The electrical works have started, while tests are also being carried out to establish whether a water-proof membrane will be required before the new floor is installed.

Next week (16th April) work will start on repairing the water damaged ceiling, which will include re-plastering and repainting. In parallel another company will be repairing, stripping and re-polishing the wooden floor in the dining room.

The work has been made possible by an Awards for All Lottery grant, which is to create a place for residents to meet socially and for children to play.

It is anticipated that the clubhouse will re-open in mid-May. A small number of pre-existing bookings for parties in April will still be honoured, with works arranged around these.

 
Pool Opening - Update - Friday, March 30, 2012

Preparations are well under way to have the pool opened to residents earlier than previous years. Recent microbiological testing indicates that the water is still not safe to use at the moment. Testing will continue through next week and as soon as it is safe, residents will be immediately informed through this page.

The really good thing is that we will not initially be affected by the hosepipe ban/drought order that comes into force on 5th April, as the pool is full. Leaflets with instructions for access, useage and to reduce evaporation, will be distributed shortly.

 
Day Porter/Caretaker Recruitment - Saturday, March 24, 2012

Interviews were held on Friday with three candidates. One candidate stood out and has, in principle, been offered the job subject to CRB, referee checks and contract signing. It is anticipated that we will have the new Day Porter/ Caretaker in post in a week, when we will introduce him to you all.

 
Clubhouse Renovation - More Detail - Thursday, March 22, 2012

Ealing Village was awarded a Lottery grant of £8900 to create a comfortable space for residents and community groups to meet. The refurbishment will include improvements to the lighting, a new floor, new curtains, comfortable seating, a bookcase for a community library, storage for board games and a small number of children’s toys.

A display on the choice of materials and colours will be in the clubhouse from 23rd to 29th March and information is also available to view here.  The materials have been chosen for their durability, safety, including being fire retardant, and to blend with the design and palette of colours seen in Ealing Village. We welcome your feedback on the shortlisted materials and designs. Let us have your thoughts via email.

 

The works will take place in phases over April and May. The clubhouse will be closed during most of April and May, with the exception of all ready confirmed bookings. Residents will be kept informed of progress and notified of the official opening date for the refurbished clubhouse.

Day Porter/Caretaker Recruitment - Monday, March 19, 2012

The recruitment for the Day Porter/Caretaker position in Ealing Village is well underway. Over a 100 applications have been received and a short list of the most suitable applicants have been invited for interview.  Interviews will take place this week with a view to make the appointment as soon as possible.    

 
Summer preparations have begun - Monday, March 19, 2012


Preparations for the summer have started around the Pool and the Tennis Court. The pool will be jet washed and a new net will be fitted to the Tennis Court shortly, replacing the worn-out net.

Recycling Door to Door Collection - Tuesday, February 28, 2012

EVL is trialling a new Recycling Door to Door Collection initiative.
 
Residents will no longer have to carry their recycling to the ground floor for collection. The door to door collection of recycling has been recently introduced on a trial basis. The back doorstep collection of recycling takes place at the same time as the rubbish is collected (Tuesday and Friday).
 
 
The new service has been negotiated by EVL with the service supplier and is being delivered to all residents at no extra cost.

 
Vehicular Gates Back in Operation - Friday, January 20, 2012

The vehicular gates at the Ealing Villageare now back in operation following a programme of repair, the damage of which was caused by vandalism. The engineers have remind residents to carry their transmitter fobs and/or eight (8) digit codes at all times, with respect of operating these gates.

 
Vehicular Gates - Vandalism - Wednesday, January 11, 2012

Over the weekend the vehicular gates were damaged by Vandals. The matter has been reported to the Police and Engineers have been called to repair the gates.
